The house and land on Land Parcel No. 10 had been gifted to my father by my grandparents; the gift was notarized, and the ownership and land-use registration was registered under my father's name. Recently, needing money for medical treatment, my father requested the return of the Certificate, but Ms. B refused. She argues that, as another child of my grandparents, she has the same inheritance rights as my father. She says that if he sells the property, he must give her a share; otherwise, she will retain the Certificate to protect her interests. May my father sue to recover the Certificate?

Reader’s Question: Ms. Thu, currently residing in Da Nang, asks: My husband and I are renting a house for both residential purposes and running a food business. We signed a 5-year lease agreement with the landlord, under which rent is paid annually. The contract was not notarized. However, after only 9 months of living there, the landlord now wants to sell the property to another person without giving us any prior notice. The lease agreement only states that the landlord may reposses the property upon expiration of the lease term or in the event of a breach by the tenant. So, does the landlord have the right to sell the property? And do I have the right to continue renting the house?

Although he acknowledged the child, he refused to get married after the child was born, so we separated. The contract clearly specifies my salary, working conditions, and specific job responsibilities. However, 05 months after I began working, I had a disagreement with my direct supervisor. Following this, the company issued a decision to temporarily reassign me to a loading and unloading worker, stating that the change would only remain in effect until a replacement is found.
