Dong Nai province is located in the Southern key economic region, with a natural area of 5,907.2 km². It serves as a gateway province to the Southeast economic region, which is the most developed and dynamic economic region in Vietnam. In particular, Dong Nai is one of the three corners of the development triangle formed by Ho Chi Minh City, Binh Duong, Dong Nai. The province hosts numerous traditional industrial clusters and over 32 industrial parks that have been approved by the Prime Minister and are operational, including Long Thanh, An Phuoc, Nhon Trach II, Bien Hoa II, Amata, ... In addition, Dong Nai Province boasts a rich and fertile land fund. Dong Nai's climate is characterized as a tropical monsoon climate, featuring two contrasting seasons: the dry season and the rainy season. Consequently, Dong Nai is one of the provinces attracting the highest levels of investment capital in the country.

The project is planned to implemented into 3 phases : - Phase 1 (2023-2025): implementation area of more than 390 ha; - Phase 2 (2025-2030): implementation area of more than 348 ha; - Phase 3 (after 2030): implementation area of more than 700 ha. |
After reviewing and comparing the project implementation boundaries from zone 1 to zone 8, it was found that over 1,000 ha do not conform to the land use planning and more than 1,200 ha do not conform to the general planning for construction of commune, town projects. |
